While I was only there a short time, it was good to meet architects who are familiar with the local design restrictions of my town including a restriction on any residential construction of more than two units per parcel. This restriction Known as 'Measure "A" or Article 26 of the City Charter is the result of a citizen initiative in the 70's to limit high density development. An apparent vast majority in Alameda still strongly believe that 'MA' has been playing a very large role in preserving the quality of life and the 'livability' of Alameda. What this means for 'intentional communities' in Alameda is that communities must be divided into many smaller parcels. Infill conversion to cohousing may require 'shares' of property being owned (perhaps with 'fractionalized mortgages') rather than separate ownership of units within a divided single structure. An old Victorian made into apartments may not be approved, but occupants could co-own with shares based on sq ft they use.
