Addison Court Housing Cooperative (ACHC), is a 10-unit nonprofit corporation in West Berkeley seeking enthusiastic new member(s) to become part of our community. ACHC is a limited-equity housing cooperative in West Berkeley, set up under the auspices of Northern California Land Trust (NCLT). especially for people with low/moderate income.

Charming garden apartment, 520 sq. ft., ground floor with redwood front porch, private front and back entrances, full bath and kitchen, hardwood floors.

The group previously limited itself to people who have not owned a home in the past three years. but has found that it does not necessarily need to impose this restriction for people facing the loss of their home. Also, it no longer has minimum income restrictions, but it can look at how you will meet the monthly carrying charges.

We have monthly meetings governed by majority democracy, and are a diverse group of people who share some chores, periodic workdays, and gardening. Learn. Share. Grow.

We are looking for people who are willing to participate in this owner-occupied, owner-operated cooperative.

Members buy a share which entitles them to live in a unit.

All ten units are small (520 Sq. ft.) private one-bedroom apartments, ground floor (but up some steps), attached, with garden space and outdoor storage space (No common house or shared indoor space). We are owner-occupied only, with occasional short-term sublets. There are no common meals or other organized activities.

We are looking for a community-minded person willing to PARTICIPATE FULLY in cooperative activities. Learn more (free EBCOHO membership required)

HUD (the Department of Housing and Urban Development, which helped finance the creation of the co-op through the city) requires that you show proof of income. The application will ask for proof of your 2010 Y-T-D income and 2009 tax return if you have filed, or 2008 if not, but only current years' income need be considered.

Income limits (based on 80% or less of Median Family Income):

  • One person: Income max for one person is $50,000, with a buy-in amount of $2,844 due at move-in.
  • Two people: Income limit for two people is $57,120, with a buy-in amount of $3,249 due at move-in.
  • Three people: Income limit for three people is $64,320, with a buy-in amount of $3,658 due at move-in.
Monthly carrying charge (kind of like homeowner dues and mortgage combined) is currently $620.

If you meet the income requirements, and, after an interview, are invited to fill the vacancy, you will be able to vote but not hold office for the first three months. After that period you will become a full-fledged member and shareholder.

We will have two openings with a move-in date of March 1, 2010 (subject to change).
We are an equal opportunity housing cooperative.

If you would like to be considered, you must attend one MANDATORY orientation meeting either on:

  • Saturday, January 9th - 2:30 PM-3:30 PM - RSVP for this one on this page
  • Thursday, January 14th – 6:30 PM-7:30 PM - RSVP here

It was nice to see the living space, but I wasn't actually looking to buy or live there so i felt a little out of place with all the potential buyers. the age bracket was older than i expected but it was nice to sweet to see another form of cooperative living. It wasn't exactly the type of co op i was looking for, but the folks i met were quite nice and i'd be open to it in the future when it would seem like i would fit in more.

       Informitive, crowded
    •  It was very well organized and, because of the good publicity, very well attended. I was thankful that I had a chance to get to know some of the community. I wish that there would have been nametags for everyone. It appears to be a great community with good energy.
    •  Residents shared their experiences. Their commitment and care for the community was evident. After the crowd dispersed I was able to talk to most of them and came away with a good feeling about the place.
    •  It was informative and well organized. The publicity was extensive because application packets were not available to all who attended.
    •  It was a great turnout. Maybe a little bit larger than anticipated, but everyone was friendly and flexible.
    •  It was well planned, and although heavily attended, I felt the organizers did a very good job of showing us around, explaining the business end, and thoroughly answering many questions. I like the layout of the Coop and am interested in applying for the apartment(s).

WE really appreciated meeting different tenants and getting a tour. It was a bit crowded, but we got all our questions personally answered, and the packet is very informative. Surja Jessup and Ross Drago
