We are Addison Court Housing Cooperative Inc., a limited-equity housing cooperative in West Berkeley, set up under the auspices of Northern California Land Trust (NCLT).

We are a diverse group of people operating with a majority democracy. Monthly meetings, quarterly work days, shared maintenance duties (but not meals).

Our Co-op is set up for people with low/moderate income.

Members buy a share which entitles them to live in a unit.

All ten units are small (520 Sq. ft.) private one-bedroom apartments, ground floor (but up some steps), attached, with garden space and outdoor storage space. We are owner-occupied only.

We are looking for a community-minded person willing to PARTICIPATE FULLY in cooperative activities. Learn more (free EBCOHO membership required)

HUD (the Department of Housing and Urban Development, which helped finance the creation of the co-op through the city) requires that you show proof of income. The application will ask for proof of your 2009 Y-T-D income and 2008 tax return.

Income ranges (as of August, 2009; they change each year):

  • One person: Income range for one person is $37,500 - $50,000, with a buy-in amount of $2,844 due at move-in.
  • Two people: Income range for two people is $42,840 - $57,120, with a buy-in amount of $3,249 due at move-in.
  • Three people: Income range for three people is $48,240 - $64,320, with a buy-in amount of $3,658 due at move-in.
Monthly carrying charge (kind of like homeowner dues and mortgage combined) is currently $620.
