Addison Court Housing Cooperative (ACHC), is a 10-unit nonprofit corporation in West Berkeley seeking enthusiastic new member(s) to become part of our community. ACHC is a limited-equity housing cooperative in West Berkeley, set up under the auspices of Northern California Land Trust (NCLT). especially for people with low/moderate income.
Charming garden apartment, 520 sq. ft., ground floor with redwood front porch, private front and back entrances, full bath and kitchen, hardwood floors.
The group previously limited itself to people who have not owned a home in the past three years. but has found that it does not necessarily need to impose this restriction for people facing the loss of their home. Also, it no longer has minimum income restrictions, but it can look at how you will meet the monthly carrying charges.
We have monthly meetings governed by majority democracy, and are a diverse group of people who share some chores, periodic workdays, and gardening. Learn. Share. Grow.
We are looking for people who are willing to participate in this owner-occupied, owner-operated cooperative.
Members buy a share which entitles them to live in a unit.
All ten units are small (520 Sq. ft.) private one-bedroom apartments, ground floor (but up some steps), attached, with garden space and outdoor storage space (No common house or shared indoor space). We are owner-occupied only, with occasional short-term sublets. There are no common meals or other organized activities.

HUD (the Department of Housing and Urban Development, which helped finance the creation of the co-op through the city) requires that you show proof of income. The application will ask for proof of your 2010 Y-T-D income and 2009 tax return if you have filed, or 2008 if not, but only current years' income need be considered.
Income limits (based on 80% or less of Median Family Income):
If you meet the income requirements, and, after an interview, are invited to fill the vacancy, you will be able to vote but not hold office for the first three months. After that period you will become a full-fledged member and shareholder.
We will have two openings with a move-in date of March 1, 2010 (subject to change).
